YCH Communities, LLC acquires 95 Single Family Lots in Murrieta: December 2004

San Diego, CA — YCH Communities, L.L.C., formerly Young California Homes, completed its purchase of 95 tentative mapped, single-family, 7200 square foot lots within the Mapleton Master-planned Community, Murrieta, CA. The site consists of 40 acres located at the south easterly terminus of Keller Road.

YCH Communities, L.L.C., a California limited liability company, was established in 1995 in Los Altos, as a real estate development company in the San Francisco Bay Area. The Company recently relocated its main office to Pleasanton in the East Bay and opened an Inland Empire office in Corona. The Company, with revenues in excess of $112 million in 2003, has achieved the rank of the 191st largest builder in the U.S. according to Professional Builders "Builder 100" rankings (May 2004). Additionally, the Company was recently ranked 5th in BUILDER magazine's 2004 Fast Track 100 (9/01/04 issue), which ranks the fastest growing homebuilding companies in the United States. Currently, YCH Communities is building 5 active projects in Southern California with 2 additional communities, including this purchase, scheduled to come on line within the next 12 months.

The Seller, Murrieta 15, G.P., bought the piece of property for investment purposes and was responsible for designing, planning and obtaining the Tentative Map approvals, securing reciprocal easements with surrounding builders, obtaining a mass grading permit, and securing right of way easements.
